Virgin Limited Edition Plans 37-Suite Estate Near Marrakech for 2027

Virgin Limited Edition is developing a 37-suite hotel near Marrakech, adding a second Moroccan address to the collection that already includes Kasbah Tamadot in the Atlas Mountains.


The hotel is under construction through a long-term agreement with Marrakech-based developer Sazanes Immobilier. Virgin says the property will occupy a private agricultural estate about 25 minutes by car from central Marrakech.

The opening is planned in two phases. The first 22 keys are targeted for the first quarter of 2027, with the remaining 15 expected in the first quarter of 2028. Virgin explicitly notes that the timetable may change as work progresses.


What the estate is planned to include


Plans call for three restaurants, a chef's table and a speakeasy bar supplied with seasonal produce grown on the estate. The proposed wellness and leisure facilities include a hammam, a 40-metre swimming pool, tennis, padel, horse riding, yoga and Pilates.


The company also presents the project as a possible companion stay to Kasbah Tamadot, which it places about one hour away in the Atlas foothills. That would give travelers a city-edge base and a mountain retreat within the same collection.


What travelers can confirm now


Virgin's announcement said bookings would open in September 2026, but the company has not published a reservation link on the project page. The page currently invites readers to register for updates instead.


An exact opening date, room rates and a final public name for the estate have not been announced. Travelers planning around the 2027 launch should treat the quarterly targets as provisional until Virgin Limited Edition opens reservations and confirms operating dates.


The official announcement also uses two different figures for the size of the wider agricultural setting. Because that discrepancy has not been clarified, MarrakechSouks is not presenting a definitive land-area figure.


Even with those details outstanding, the project is a notable addition to Marrakech's hotel pipeline. Its small room count, farm-based food programme and distance from the Medina place it in the growing category of countryside stays designed to remain within reach of the city.
